The Property

The 3.5 hectares property is located within the Norwest Business Park, Baulkham Hills, at 5-7 Meridian Place. Meridian Business Centre is an excellent example of Capital Corporation’s ability to co-ordinate development and construction for a large site, with complex partnerships (in all there 13 other investors and owner-occupiers).

Capital Corporation successfully negotiated an arrangement with the landowner where Capital Corporation prepared and obtained an approval for a 13-lot community subdivision. Each of the 13 purchasers signed individual construction contracts with a common contractor and were thus able to secure funding with their own title and construction contract in place – an innovative approach that won wide acclaim.

The project was successfully completed with Capital Corporation retaining 3 of the 13 units that were eventually leased and sold.
