Service Station/Convenience Store

Vineyard

Summary

Project Completion: 1992
Project Value: $2,000,000

The Area

Located in Windsor Road in the rural area of Vineyard, New South Wales, which is approximately halfway between Castle Hill and Windsor approximately 60km from Sydney.

Windsor Road carries substantial commuter traffic with numbers in excess of 30,000 cars per day, at the time the Development was undertaken.

The Property

Blacktown City Council had recently rejected a development application for a service station on several grounds mainly concerning the site and access. Capital Corporation identified a need within this area for a service station/convenience store and set about identifying an appropriate site. The Vineyard area has a large area of scheduled land, which was an old subdivision (created from around the time Canberra was established). Although land was sold in this area it was never serviced nor provided with adequate roads. Capital Corporation located a corner site, which didn’t have suitable roads access in place – and therefore had probably been overlooked by previous developers. Capital Corporation purchased six small sites and consolidated them to provide ample area for the development that they had envisioned. After months of negotiations and deliberations by Blacktown City Council the Application was finally approved and the project was completed in 1992.
